Chief Executive Officer
As the Chief Executive Officer for Merion Residential, Anna brings to the company over 25 years of commercial and multifamily operations expertise. Her previous positions include COO for Resource Residential where she also held various other executive positions over the course of 7 years. Prior to her move to Philadelphia, Anna served as Vice President of Operations for a Michigan-based private land owner with over 40 commercial and multifamily assets. This is only a small snapshot of the years of expertise that Anna brings to Merion Residential. Anna holds two master’s degrees in Business administration and Information Systems Management from Hawaii Pacific University and dual undergraduate degrees in Business Administration in Management and Marketing.
Vice President of Maintenance and Capital Improvements
Ron is responsible for Maintenance and Capital Improvements at Merion Residential, supporting all Maintenance operations for each community. Additionally, Ron is responsible for overseeing Capital and Construction Improvements. Bringing with him 18 years of expertise from Resource Residential, Ron is able to apply the unsurpassed knowledge gained from holding the title of Regional Maintenance Director, overseeing the East Coast. A New Jersey native, Ron earned a Degree from University of Southern Maine for Low and High Pressure Boilers, and he completed training with The Army Corp of Engineers in FT. Leonard Missouri.
VP, Revenue Management
As the company’s VP, Revenue Management, Michael is responsible for all aspects of revenue maximization at Merion Residential. Michael brings with him many years of experience, making his role here at Merion Residential crucial to the development and upkeep of the company. Previously, Michael worked at Morgan Properties with over 28,000 apartments under management utilizing revenue maximizing software. Before entering the real estate industry, Michael spent 2 years as a Slots and Table Games Analyst for Harrah’s Casino. A New Jersey native, he earned a Bachelor of Science in Finance from Rowan University in 2008. With almost a decade of industry experience in revenue management and financial roles, Michael’s professionalism and expertise is unrivaled.
Mia J. Law
Vice President of Human Resources
Mia is responsible for managing the Human Resources program at Merion Residential. Mia brings more than 15 years of comprehensive Human Resources experience to Merion Residential. Previously, Mia worked as North American Human Resources Manager for R&Q Solutions, LLC, an international reinsurance and advisory consulting firm. Mia also spent 12 years as Human Resources & Customer Satisfaction Program Manager at Spectrum/Herman Miller, Inc. an American manufacturer and retailer of office furniture, equipment and home furnishings. A Philadelphia native, she earned a Bachelor’s degree in Communications and Marketing from Howard University, and a Master’s in Training & Organization Development from St. Joseph’s University.
As the Marketing Manager for Merion Residential, Christina is responsible for all aspects of marketing including creating and assisting in the execution of marketing plans, public relations and sales related training. Christina began her career at Merion as a Leasing Associate, then was promoted to Community Manager, and is now incredibly excited to serve as Marketing Manager for the portfolio. Christina graduated from West Chester University with a degree in Marketing and dove right into the real estate industry in sales and leasing roles. Christina is passionate about sales, marketing, and being part of a future resident’s decision to make a Merion Residential apartment their home.
As Regional Manager for Merion Residential, Dustin Gibbons brings a variety of knowledge to his role. Dustin began his career in the multifamily industry as a Maintenance Technician, and was promoted to Regional Manager in 2016. In addition to roles in Maintenance, during his career, Dustin has worked as a Property Manager for multiple Merion Residential sites throughout the Southeast US. As Regional Manager, Dustin oversees a portfolio of just over 1,400 units. Dustin uses his diverse experience in property management to strengthen his portfolio and to build and develop his team. Dustin prides himself on helping others learn and grow in their careers, and believes that if you never stop trying, you never stop learning.
Joining Merion Residential in 2010, Morgan Newell began her career as a Leasing Associate in Sarasota, Florida. Although new to the industry, she was quickly promoted to the position of Community Manager within a year. Since that time, Morgan has managed multiple value-add properties in both Bradenton and St. Petersburg, Florida. As Regional Manager, she oversees more than 1,000 units. Morgan brings both a passion to create an excellent resident experience, and zeal to cultivate a happy work culture. Focusing on promoting from within, she greatly desires to see her dedicated teammates grow and find their right “seat” within the company.
